TNT specializes in high quality mortgage leads.We use a unique 4-step process to get these leads. Some companies call prospects and ask them if they would like to talk to a loan officer to get a lower rate on their mortgage. If they say yes, they call that a lead. We consider that almost worthless.

Our four-step process is as follows:

First, we start by purchasing a high performance homeowners list. We use list such as High Interest lenders (Beneficial, Money Store, Household Finance, Greentree, etc.), all Adjustable rate mortgages, expiring prepayment penalties, FICO scored list, etc. Typically, our homeowners list has 10-15K of credit card payments, sometimes 30-60 days late, and other parameters, which makes them qualified for a refinancing.

In our second step, we call these homeowners and ask to take a complete application similar to a 103. Our sample lead sheet will give you an example of our application. We get both the information on the prospects house and their job situation. We determine their motivation.

Our third step is to call the prospect back and confirm that they are interested. We make sure the prospect wants to talk to a loan officer. This eliminate prospects who are not really interested or thought they were just doing a survey.

Our fourth step is to compare our lead with our standards. Our goal here is to eliminate leads that you have no chance to close. We want to make sure they have equity, they live in a house not a trailer, and their interest rate is 8 percent or higher as well as other critical components. As part of this step we grade our leads to quality, bonus, and free bonus.

Results

With this process we normally make over 150 attempts to prospects to generate one quality lead. Our customers state they go to closing on about 20% of our leads. We get this tremendous rate because we do all the weeding out for you.

We then price our leads based on the quality of the lead. For small quantities (under 50 leads per week) our cost is $55 per lead and the cost of the list. List fees run between $500 to $950 depending on the list and quantity. Normally the list can be used for 50-75 leads.

If you prefer to supply your own list, our cost is $40 per hour with no guarantee on results. We usually generate 0.6 to 0.9 leads per hour on a good list.

We have a 20 lead or 20-hour minimum over 2 weeks. Initial contract usually runs $1850 for the first order and $1100 for the next couple. We would be happy to fax or email you a copy of our minimum proposal or just our product description.
